| Advertised Job Summary | Deadline Extended University Housing – Facilities Maintenance Technician + Plumbing (General Maintenance Tech III) Salary: $44,296 – $54,263 per year, USCA Housing Under the supervision of the Area Supervisor, the Area Maintenance tech is a professional that provides skilled, planned, and corrective cross-functional maintenance and repair services during emergency situations and scheduled planned maintenance including carpentry, locksmith, HVAC, electrical, plumbing and painting for residence halls on the Columbia campus of the University of South Carolina. They will be assigned work tasks that will include trouble shooting and performing advanced maintenance, ensuring efficient operations, and performing preventative/reactive maintenance activities. They will be assigned, compete, and fill out work orders, communicating any needed follow up to their supervisor. This position has been designated as essential personnel during inclement/hazardous weather and other emergencies. This position also works in an on-call rotation for afterhours emergency response. Minimum requirements: Job related accreditation from a technical school or an applicable skilled trades program and 3 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience. Required Certification, Licensure/Other Credentials: A valid driver’s license. Preferred: Knowledge of general maintenance. Trade School or Apprenticeship helpful. Job Duties
| Job Duty | Under limited supervision, maintains and follows a safe, productive, cost effective and comprehensive planned and corrective maintenance program for constant reliable operations relating to all carpentry, locksmith, electrical, HVAC and plumbing needs within residence halls by receiving work orders, communicating with the Work Control Office, the supervisor, other facility employees and customers. Plans, inspects, verifies, communicates and troubleshoots assigned maintenance issues ensuring that all facility systems are in safe working order and compliant with national and local codes and regulations. Install, repair, and maintain plumbing systems, including water supply lines, drainage systems, fixtures, and valves. Diagnose plumbing issues such as leaks, clogs, low water pressure, and malfunctioning fixtures. Repair or replace sinks, toilets, faucets, showers, water heaters, and related components. |

| Job Duty | Repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration, and communication systems. Assist with major repairs to electrical, plumbing, heating, HVAC equipment, and appliance repair. Assess remaining usefulness of equipment and make recommendations based on findings, equipment performance, and Work Management Guidelines. Perform necessary repair work, which may include temporary repairs sufficient to secure the systems and facilities until permanent repairs are feasible; notify appropriate personnel if further action is required; log all calls received and document action taken. Clear clogged drains and sewer lines using appropriate tools and methods. Perform preventive maintenance on plumbing systems to ensure proper operation and longevity. Read and interpret plumbing schematics, blueprints, and technical manuals. |
