Job Summary
Under the general supervision of the Manager of Engineering & Utility Services, this position performs maintenance and repair work to maintain and operate building HVAC/R equipment such as Heat pumps, ventilation, air conditioning equipment, and controls. As well as any other related equipment to ensure the campus remains operational 24 hours a day seven days a week.
Organizational Status
Reports to the Manager, Engineering & Utility Services but works collaboratively with the Charge Engineer and the Utilities Lead hand. This position maintains effective working relationships with a variety of internal and external groups, including UBC faculties, staff and administrative departments, other institutions, external agencies, advisory committees, professional associations and community organizations.
Work Performed
Serves customers by maintaining, installing, commissioning, troubleshooting, repairing, HVAC/R equipment and associated controls.
1. Provides safety checks by:
- Following all safety procedures including but not limited to: lock out, fall arrest, and confined space entry.
- Wearing appropriate personal protective equipment.
- Attending job related safety training.
- Providing a daily log to the operations team.
- Reporting abnormalities to the manager.
- Assemble, install, troubleshoot and diagnose, heating, ventilation, air conditioning, refrigeration units in an industrial and commercial settings using hand and power tools.
- Calibrate system and replaces, adjusts and repair as necessary.
- Supports training initiatives within the HVAC/R scope to other team members.
- Reads, understands and interprets drawings for HVAC/R equipment.
- Ability to follow structured operation plan, empowered to make decisions and escalate defined risk.
- Work with engineering consultants or external contractors to assist in planning, designing and execution of complex systems.
- Prepares cost estimates of equipment for annual budget development, recommend the priority of equipment to be replaced.
- Utilizes the Building Management system to identify malfunctions and energy optimization opportunities.
- Performs periodic equipment inspections using flow meters, temperature and pressure sensors and other test equipment to analyze equipment operating condition.
- Conducts specialized preventative maintenance on the HVAC/R supporting infrastructure to improve energy performance.
- Works in a team approach to assist in the safe operation and maintenance of the campus mechanical systems and supporting infrastructure.
- Minor cleaning of mechanical areas.
- Carries out recommissioning of equipment related to HVAC/R and mechanical systems.
- Maintains inventory of items that need replenishing.
- Performs other related duties as required.
2. Responsible for administrative functions by:
- Keeping and maintaining necessary administrative and systems records, such as log books, maintenance records, and tool inventories.
- Communicating progress and issues.
- Responsible for holding a Purchase card (Pcard) and monthly reconciliations.
Consequence of Error/Judgement
Errors in judgement could result in damage to buildings and/or equipment, classes being canceled or delayed, lost revenue from chargeable booking, unnecessary over time, and delayed or canceled events. Errors in dealing with security and/or emergency calls could lead to increased risk of injury or property damage. Failure to recognize and report hazards and apply safe work methods, such as lock-out procedures, could result in safety hazards to the campus community and co-workers. Campus community safety would be compromised. Poor judgement could result in injury to staff, students and faculty, reduced service to the University and its staff as well as significant financial repercussions.
Supervision Received
Works under the general direction of the Manager, Engineering & Utility Services and works collaboratively with the Charge Engineer and the Utilities Lead hand.
Supervision Given
This position does not directly supervise any staff.
Minimum Qualifications
- Completion of grade 12.
- Refrigeration and Air Conditioning Mechanic Red Seal Certificate (Journeyman)
- Gas fitter (class B) or (class A).(preferred)
- Electrical ticket with an HVAC/R is an asset.
- Minimum 8 years related work experience in Refrigeration service repairing, installing, troubleshooting, refrigeration equipment such as water source and air source heat pumps, and chillers.
- BMS experience with Delta, Siemens and Johnson Controls an asset.
- Demonstrated experience identifying and executing preventative maintenance programs.
- Ability to organize, prioritize, plan, execute Preventative work orders.
- Experience with computerized maintenance management systems.
- Candidate must be able stand, walk reach, climb, kneel, crouch/crawl and occasionally lift or move up to 50lbs.
- Holds a valid class 5 B.C Driver’s License.
- Willingness to be on call.
- Ability to work flexible hours and or shifts and weekends for operational requirements.
- Ability to organize and prioritize daily tasks.
- Great attitude and customer service skills.
- Reads, understands and interprets drawings for HVAC/R equipment.
- Ability to follow structured operation plan, empowered to make decisions and escalate defined risk.
- Works in a team approach to assist in the safe, continual operation of the campus HVAC/R systems.
